Hite Storage 

Rental Terms & payments: Lease agreement signed. Storage rentals are billed on a monthly basis unless otherwise agreed in writing. Rental is due the first of every month. Late fees may apply if payment is not received by the first of the month. Rental rates are subject to change with advanced notice. Access shall be suspended for non-payment, emergencies, maintenance, or policy violations. 

Lien Rights & Non-payment: Under Missouri Law, Hite Properties maintains a lien on all stored property. If rent is unpaid, access shall be denied and stored property shall be sold or disposed of after required legal notice in accordance with the Missouri Self-service Storage Facility Act. 

Prohibited Items: Hazardous, flammable, or explosive materials. Illegal or stolen property. Perishable food items. Firearmrms, ammunition, or weapons. Animals or people. Any item that creates odor, leaks, or damage. 

Insurance & Liability: All property that is stored at the tenants sole risk. Hite Properties does not insure stored items and is not responsible for loss, theft, fire, water damage, vandalism, or acts of nature. Tents are encouraged to carry their own insurance coverage. 

Security Disclaimer: Security measures such as lighting, fencing, and carmeas do not guarantee protection against theft or damage.   

Lock & Entry: Tenants are responsible for securing their unit with an approved lock. Management may cut or remove locks for emergencies, repairs, inspections, or lien enforcement as permitted by Missouri Law.
